Here at Sweet Dreams Linens we want to see Topsail Island vacation rental properties flourish.  We know that the best way to do that is to build a strong base of  two types of tenants: 1) Happy tenants that tell everyone they know what a carefree and great time they had in a fantastic destination and property.  2) Repeat Tenants that come back year after year, or several seasons each year.  Sweet Dreams Linens is here to help you achieve these goals in a strong partnership with property owners and property managers.

Here are a few of the more popular ways we can help properties to build a successful business.

Linen Options:  Where else to does one vacation in todays' world that linens are not automatically provided?  Where else do you vacation that every effort isn't taken to meet your needs?  Hotels fight over who has the most heavenly bedding.  Resorts will sell their guests their bedding sets, mattresses and all.  Cruises use the towels to create all kind of neat and funny creatures to meet you when you go back to your cabin.  Where do you rate on the customer service scale for your guests' vacation options?  Are you meeting this most basic of expected needs?

1.) Linen Package Program.  We can take all of the linen hassle off of your hands and you can provide top quality hospitality to your guests with our linen package program.  With this program, the Property/Owner/Manager provides our top quality linens to every guest (bed linens and/or bath linens), we provide linens for the full house/full occupancy limit.  With this program the Property/Owner/Manager typically builds the cost of the service into their property's advertised rental rate.  When on this program, the Owner/Manager simply lets us know the dates of each reservation, and we do the rest!  No worries.  With this program a full house of linens are provided with every order or reservation.  It's our most popular option and the best way to ensure that every person has everything they need each stay and ensures that your expensive mattresses are covered and protected.  This is our least expensive program for a full house of linens.  We can offer the best savings with this program and estimate a bulk rate because we can make an assessment of your bookings based on past rental history or comparable property bookings.

2.) A la Carte Linen Option - Property Provided.  With this option, the Property/Owner/Manager provides us with a custom order each time, perhaps because one week they have 8 guests in their property, the next week it may be 10 guests, the week after that it may be 6 guests, etc.  When using this option the Owner/Manager then contacts us about each reservation, provides the dates, the bed sizes and number of bedding sets for those dates, the number of bath linen sets for those dates, etc.  With this option some owners build "a cost" into their property's advertised rental price but then take a custom order from each guest for each reservation.  This option can be less expensive for a property for some reservations but more expensive for others due to its custom nature and a la carte pricing of each order.  However for properties that have big variances in occupancy, this might be the best option.

3.) Guest Linen Package Option.  This option is similar to option 1 above in that we provide a full house/full occupancy, but instead of  providing it to guests as an included amenity, it is offered as an added on service that the guest pays for in addition to the property's advertised rental rate.  When booking a reservation, the Owner/Manager offers the guest the option of adding the property's "Linen Package", and when added the Owner/Manager contacts us and provides the dates of the reservation.  This program is package priced and is slightly more expensive than option 1 above due to the uncertainty in the number of orders each season.

4.) Guest Ordered A La Carte Linens Option.  This option is similar to option 2 above, except that instead of providing linens as an amenity, it is an added on service the guest can elect to pay for.  When using this option the Owner/Manager contacts us about each reservation, provides the dates, the bed sizes and number of bedding sets for those dates, the number of bath linen sets for those dates, etc.  This program is slightly more expensive than option 2 above due to the uncertainty in the number of orders each season.

5.) Order Referral Option.  With this option the Owner/Manager refers our Sweet Dreams Linens to their guests.  This can be done a number of ways including website and Facebook links, printed brochures mailed to guests with the other booking information/contracts/etc, ebrochures that can emailed to guests, word of mouth, etc.  With this option the guests call us directly to place their orders, they pay us directly, and all other aspects of the transaction are handled directly between them and us.

6.) Turn Down Service. Are you looking to provide top notch service to your guests?  Our turn down service is available to make all the beds in your home prior to your guests arrival (or your arrival).  We even leave a chocolate on each pillow.  Call us to inquire about adding this service for your property.

Baby Items, Beach Gear, and More...aka "Extras"  One of the best ways to make sure you end up happy guests and repeat guests is to help ensure that they had a fantastic time, got the most out of each aspect of the vacation, and wanted for nothing.  Our rental program can help all your guests get the most out of their vacations.  Whether you are utilizing one of our linen programs or not, we can help you with the "extras".   Here's a couple of options.

1.) Order Referral Option.  With this option the Owner/Manager refers our Sweet Dreams Linens to their guests.  This can be done a number of ways including website and Facebook links, printed brochures mailed to guests with the other booking information/contracts/etc, ebrochures that can emailed to guests, word of mouth, etc.  With this option the guests call us directly to place their orders, they pay us directly, and all other aspects of the transaction are handled directly between them and us.  This is our most popular and our preferred method of helping guests with their "extras".  With this option we ensure that guests get exactly what they need, we can answer all of their questions, and provide outstanding customer service.

2.) Owner/Manager Order Option.  Some Owners/Managers prefer to offer a one stop experience for their guests and therefore choose to field the orders and questions themselves.  In these cases the owner handles all aspects of the guests order including payment.  The Owner/Manager then contacts us with the order details and we handle the delivery and pickup of our items.  Payment options are then handled with the Owner/Manager.  This option can be useful for Professional Property Managers because they can become familiar with our products and the questions that come with them because they are handling a large volume of reservations each year.  We can arrange special training for reservationists and even help set up their booking software to make this process easy and seamless for them.
